The price per square metre is found by dividing the total price by the area; the other two follow the same way. UK listings quote both £/sq ft and £/m² — 1 sq ft ≈ 0.0929 m²:
A £290,000 flat of 70 m² has a price of 290,000 ÷ 70 ≈ £4,143 per m² (about £385 per sq ft).
Divide the total price by the area. For example, a £290,000 flat of 70 m² has a price of 290,000 ÷ 70 ≈ £4,143 per square metre, or about £385 per sq ft.
It is the best indicator for fairly comparing properties of different sizes. A lower total price is not necessarily a better deal if the floor area is smaller.
Multiply the price per m² by the area. For example, £4,143 per m² × 70 m² ≈ £290,000. The calculator converts both ways.
UK estate agents quote both. Since 1 sq ft ≈ 0.0929 m², divide a £/sq ft figure by 0.0929 to get £/m². For example, £385 per sq ft ≈ £4,143 per m².
It varies enormously by region — from roughly £2,000 per m² in parts of the North to well over £10,000–£15,000 per m² in prime central London. Compare within the same area.
Location, age, floor, condition, outdoor space, service charges and local demand all matter. Two flats with the same area can have very different prices per m².
Most residential property sales are VAT-exempt, so the price does not include VAT. New-build and commercial property can differ — check the particulars.
Calculate the price per m² for each, using the same floor-area basis (for example the gross internal area on the floor plan), then compare — also factoring in location, floor and the building’s condition.
