iHow it is calculated

Buildings cover should equal the rebuild (reinstatement) cost — not the market value — estimated from floor area × cost per m² × region. Contents cover is the replacement value of your belongings:

rebuild = floor area × £/m² × region factor

A 90 m² semi-detached outside London: rebuild ≈ 90 × £2,000 = £180,000; a 3-bed contents band ≈ £40,000. Typical combined premium ≈ £375 (incl. 12% IPT).

?Frequently asked questions

Is home insurance mandatory in the UK?

It is not required by law, but buildings insurance is a standard condition of virtually every mortgage. Contents cover is always optional. Tenants usually only need contents; the freeholder insures the building.

What is the rebuild cost and why isn't it the market value?

The rebuild (reinstatement) cost is what it would take to demolish and rebuild your home to current standards, including fees and debris removal. It excludes land value, so it is usually lower than the market price — but for period or listed homes it can be higher. Check against the BCIS/ABI rebuild calculator.

How much contents cover do I need?

Enough to replace all your belongings as new. Bedroom-rated policies set a fixed level by number of bedrooms (roughly £20k for 1 bed up to £65k for 5). High-value items like jewellery or bikes have single-article limits and must be specified separately.

Is IPT charged on home insurance?

Yes — Insurance Premium Tax at the standard 12% rate is already included in the price you are quoted. This calculator shows the IPT portion of a typical premium separately.
