The land share is the flat's proportion of the plot. Multiply it by the plot area for your land, and by the land unit price for your land value:

land value = share × plot area × unit price

A 15/100 share of an 800 m² plot at £15,000/m²: 0.15 × 800 = 120 m² → £1,800,000 land value.

What is a land share?

It is an apartment's ownership share of the common land the building sits on, usually recorded as a fraction on the title. It determines your slice of the plot's value and, often, your share of common costs and votes.

How is the land share calculated?

Legally it is set in proportion to each unit's value at the time of construction. In practice people also approximate it by floor area: your unit's area ÷ the total area of all units. This tool supports fraction, by-area and by-value modes.

How do I find the land value of my flat?

Multiply your land share by the plot area to get your land in m², then by the land unit price. This is the figure that matters most in urban-renewal and developer-share negotiations.

Share by area or by value — which is correct?

The legally correct basis is value at construction. By-area is a common, simpler proxy that works when units are broadly similar; it can differ from the value-based share for units with better floors, views or frontage.
